There are two primary functions of the pre-bid roof walk. It assures all bidders are on the same page and establishes a Q&A session for clarification discussions on the written Scope of Work, items not covered in the SOW and acceptable alterations.

The purpose of a Bid Specification is to guarantee Best Pricing/Value and
highest Quality of Service (QoS) for a predetermined Type of Roof System.

Since the bid process is predicated on standards and involves multiple
contractors, we need to make sure all bidders are provided consistent
and accurate information. Even within standards, there's room for
acceptable alterations to the Scope of Work because variations in
standards exist between material manufacturers. A Pre-Bid Roof Walk
provides bidders with an equal opportunity and knowledge of alterations
through an Addendum.
The Pre-Bid Walk-About offers contractors a chance to review the site
and identify characteristics they will need to provision for in their
proposal. Since contractors will be held accountable for the specifications
and bid price they submit, the pre-bid review eliminates and/or reduces
erroneous claims, change orders and pricing modifications that affect
the budget and ROI once a roofing project starts.

Pre-Bid review assures everyone from the buyer to their consultants and
all of the bidding contractors have equal knowledge. Consultants operate
independent of the supply chain so there are no special cases or preferred
vendors. And, written specifications eliminate vendor driven changes that
may benefit individual contractors.
